May 11, 2023SecureSpace Self Storag Facility Nears Completion at 424 East 90th Street on Manhattan's Upper East Side

Exterior work is nearing completion on 424 East 90th Street, a ten-story SecureSpace Self Storage facility in the Yorkville section of Manhattan's Upper East Side. Designed by Tao Architecture + Design and developed by Parkland Group under the 424 East 90th Street LLC, the 131-foot-tall structure will yield 104,000 square feet with 80,399 square feet for storage space, a cellar level, a 30-foot long rear yard, and three loading berths. PB Brown NYC is the general contractor for the project, which is located between First and York Avenues.
Recent photos show the façade enclosing almost the entirety of the structure. Only a few panels of glass remain to be installed near the middle of the main northern elevation, the only source of natural light for the building's interiors. The envelope is largely composed of beige paneling, with a section of gray panels that extends to bulkhead. The ground floor remains obstructed by sidewalk scaffolding, but the main rendering shows three loading berths along the western end, the main entrance in the middle, and a long blank wall illuminated by underside lighting on the eastern half of the first level.

Below is an additional exterior rendering that was posted on site showing a street-level perspective. Signage for SecureSpace Self Storage will be displayed on the upper eastern corner of the building below the setback separating the recessed mechanical bulkhead from the main massing.

The property was formerly occupied by the Weprin & Glass Building, as seen in the below Google Street View image. The structure most recently served as an Avis car rental facility before Parkland Group purchased it for $19.8 million.
